Garage Retrofit and Conversion in Venice
This 350 sqft structure used to be a detached garage that got converted into a studio apartment with a complex system of underpins and hold downs for anchoring. The projects features custom pine ceiling planks, an EV-powered skylight, new torch down roof, smooth stucco, full kitchen, tiled bathroom, and water-conserving plumbing fixtures. The project is fully compliant with Title 24 requirements. We were able to navigate our way through the Coastal Commission and LADBS to obtain all construction permits. The owner of the property ended up listing this beautiful ADU on Airbnb and to this day has very high occupancy rates every month.
Junior ADU and Bathroom Remodel in Van Nuys
Our team was invited to upgrade structural elements of the roof and foundation on this 400 sqft JADU, improve energy efficiency of the space, and bring all areas up to code. The project took only 3 weeks to complete from initial demo to certificate of occupancy. Second part of the project involved a complete reroof of a portion of a house and upgrades to MEP systems of the dwelling. The owner of the house ended up selling this property weeks later with a significant markup for a completed JADU.
Complete Interior Remodel of a 1,100 sqft House in Reseda
We were fortunate to win the bid on this project to upgrade the existing sewer system by eliminating a septic tank and connecting the house to the city sewer system, upgrading plumbing, HVAC, and electric systems to withstand loads from the main dwelling, future JADU and ADU, performing a complete seismic retrofit, and getting it rent-ready on the inside. Our team put in countless hours perfecting every square foot of this property to ensure that the needs of our client are fully met.
4,000 sqft Inglewood Flip Property
Division collaborated with a team of investors to tackle this challenging project. Together we transformed this property from a rooming house to a beautiful dwelling suitable for a large family. Open concept dining space was accomplished by a series of complex structural alterations; plumbing, HVAC, and electrical systems were all upgraded to meet the demands of a large household; exterior and interior finishes from paint to stucco were also refreshed.
Malibu JADU
This Junior ADU project combined MEP and structural improvements, interior finish upgrades, and soundproofing work necessary to convert this unit into a comfortable tenant-friendly dwelling. Fully built-in appliances and floor-to-ceiling cabinets make the kitchen space feel seamless and modern. Carpeted floors add extra comfort and warmth to the living space. Ample storage space is provided by framed closets.
Flexible Space in Los Angeles
This project was designed as a flexible office space that would promote productivity and not feel like a workspace. Vaulted ceilings, bi-folding door, skylights, and a large window let plenty of natural light in, making the unit appear more spacious and airy. European cabinets line up the wall allowing for ample storage space. From a building science perspective, efficient insulation, low-E glazing, and reflective roof shingles keep the space thermally balanced throughout the year.
Commercial Projects (completed while employed by a national GC)
Our team has had an opportunity to work on some unique projects like apartment complexes, hotels, and office buildings located all around Los Angeles. We are experienced in construction of shoring, structural elements, MEPF systems, building envelopes, interior finishes, ADA requirements, and building commissioning. Our team possesses working knowledge of preconstruction, estimating, VDC, and building science. Our network of industry professionals allows us to find custom solutions to any types of problems.
Fencing Projects
We provide custom fencing solutions to homeowners. Fence is an element that adds to curb appeal and can boost the overall home value. In one of our projects, old fence stopped 4 feet short of the property line. By upgrading the fence we were able to create extra storage space in the back of the lot and push its boundaries out. Original idea was to construct a CMU fence with robust footings that would clash with underground utilities, but we opted out for a simpler yet tasteful look and went with a painted sheet metal fence.
